Instagram is a great place to show people the lighter side of your job, showcase your expertise or advertise homes – but you might not be using it to your advantage (or at all, and if that’s the case, you should probably go create an account to get started). These five tips will help put you on the right path.

#1: Give people a glimpse of your local community – and you within it.

People love seeing “behind the scenes” looks at what it’s like to be a real estate professional, so create posts that put it all on display. Get a great picture of a neighborhood park at sunset, or snap some shots of a great group of locally owned restaurants in the city. You’ll show followers that you’re an active part of the community and that you know your areas.

#2: Post videos you actually took.

Whether you’re strolling down Main Street or you’re walking through one of your listings and want to show off its amazing fireplace, garden tub or backyard, posting videos on Instagram is an easy way to share your authenticity. You can even create mini-scripts for short listing videos that you take, in which you describe some of a listing’s best features.

#3: Automatically share your posts to Facebook and Twitter.

You can adjust your account settings so each post you make on Instagram automatically syndicates to Facebook and Twitter, and that’s a good idea – that way, you’re maximizing exposure with every photo or video you post.

#4: Go easy on posts that show your “after work” life.

Your Instagram account needs to be hyper-focused on real estate, but if you get too carried away by posting more than a few personal photos or videos, your account will lose focus – and you’ll lose followers. If it’s too tough, set up a second account that’s just for friends and family.

#5: Learn – and use – hashtags.

Hashtags help Instagrammers find content that’s relevant to them, so make sure you’re using them on every post you make. If you’re doing a listing post, for example, try hashtagging its address, some of its cool features (#BigFireplace or #CustomPool, for example) and other info, like #HouseForSaleInBelmontShore.
